Last October 6th, ‘Mais Habitação‘ was published in the Diário da República, coming into effect on the 7th of October. With it, the issuance of new licenses for short-term rentals in Portugal was suspended in much of the national territory. However, there are exceptions, allowing the licensing of new short-term rentals under certain conditions:

  • Properties located in interior territories as identified in the annex to Portaria No. 208/2017 (see below);
  • Properties integrated into the Revive Nature Program;
  • Properties located in the Autonomous Regions;
  • Properties under total ownership – such as the majority of villas;
  • Properties serving as permanent residences and whose exploitation will not exceed 120 days per year;
  • Applications for licenses under the ‘rooms’ category.

The entire municipalities of Chamusca and Coruche and, in the municipality of Santarém, the Casével and Vaqueiros parishes.

15 | Médio Tejo

The municipalities of Abrantes, Constância, Ferreira do Zêzere, Mação, Sardoal, Sertã, Vila de Rei and Vila Nova da Barquinha as a whole and also, in the municipality of Tomar, the parishes of Olalhas, Sabacheira, the Union of Parishes of Além da Ribeira and Pedreira, the Union of Parishes of Casais and Alviobeira, and the Union of Parishes of Serra and Junceira.
